Real estate headlines have been saying that home buyers are finally gaining an advantage. While nationally there’s some truth to that, here in Portland the numbers have a different story to tell.
Usually, when buyers pick up leverage, prices ease off. That hasn’t happened here. Prices are holding flat, homes are taking longer to sell, and there are still fewer of them on the market than there were this time last year.
I run into the same thing almost every week. Buyers are holding out for the moment the market swings their way, while sellers worry that moment already came and went. Both are basing it on a national headline that has little to do with what’s actually happening in Beaverton, Happy Valley, or St. Johns.
So let’s set the headlines aside and look at the real Portland figures, along with the single number that tells you which way your own neighborhood is heading.
The one number that actually settles it is months of supply. It’s a simple idea: If no new homes were listed starting today, how long would it take to sell everything that’s already on the market? Under four months favors sellers. Four to six is balanced. Above six, buyers call the shots.
The country is hovering near balanced at roughly 4.5 to 5 months. Portland is sitting at 3.3, down from 3.75 a year ago. Our supply is tighter than last summer and tighter than the national market. By that standard, Portland is still sellers’ ground. If you’ve been holding out for a local crash to grab a bargain, I’ll give it to you straight: the numbers just don’t back that up.
Now here’s what I really want you to catch. Even with supply this tight, it doesn’t feel like a sellers’ market, and you’re not imagining that. In July 2026, the metro’s median price was $550,000, the same number as in July 2025. Completely flat. Homes are averaging around 54 days on the market, slower than a year ago, while closed sales have climbed about 5%. Busier and slower at once. And a metro-wide number still can’t tell you what’s happening on your block, in your price range, or within your school district. Any of those can be pointing in a different direction entirely.
So what should you do with all of this? That depends on where you stand.
If you’re buying, you’ve got more breathing room than you did three years ago, just not the wide-open field the headlines promised, and it isn’t evenly distributed. On a listing that’s lingered for three or four weeks, you can push on price, on repairs, maybe even on a rate buydown. On a sharp listing in a sought-after neighborhood, expect to compete. The real skill these days is recognizing which of the two you’re dealing with.
If you’re selling, the flat market is exactly why price discipline matters. Not up, not down, just flat, which means your home will sell, and sell well, as long as it’s priced to what’s closing right now rather than what your neighbor pocketed back in 2022. Price it too high, and it lingers, and lingering costs you more than pricing it correctly ever would have.
Either way, the answer was never going to be in a national headline. It’s in your own local numbers, and tracking those every month is exactly what I do for the people I work with.
One more note: if you’re buying with a VA benefit, the market is more welcoming than it’s been in years. With sellers no longer swimming in offers, VA financing carries far less friction than it did a few years back. A clean, well-written offer earns real consideration now, and plenty of sellers will entertain costs they’d have brushed aside in 2021.
