Your listing has been sitting for weeks now, and you start questioning the details that looked good at first. And like most sellers, you reach for the same solution: cutting the price. Sometimes that’s the right call, but often it means spending money to fix a problem you don’t actually have.
Before you act on any of those, it’s worth understanding what’s actually going on.
Nationally, more than half of listings are now sitting 60 days or longer without going under contract, the highest share since 2019. Your home will still sell. The ones getting attention right now are simply the ones priced correctly, presented well, and marketed effectively.
Start with one question: Are buyers coming through the door?
The answer will tell you which problem you’re dealing with.
Showings without offers usually point to price. Buyers found you and showed up, so the marketing and the location are doing their jobs. What stopped them was the comparison, and they decided something else in that range was worth more. It’s the clearest feedback a seller gets, and it comes with a catch: buyers today don’t negotiate their way to a number they think is wrong. They just move on. A couple of thousand dollars off won’t change that either. The adjustment has to be big enough to put you in front of a different group of buyers entirely.
No showings at all means the problem happened earlier. Either your price falls outside the range buyers are actually searching for, so you never appear, or you appear but don’t hold anyone’s attention. Buyers decide online long before they decide in person, and dark, cluttered, or unflattering photos end it right there. Fresh photography, better staging, a rewritten description, and stronger marketing often fix it. The house may be fine. The presentation isn’t.
When both are handled, and it still won’t move, a reset is worth considering. Sitting too long makes buyers suspicious, and no amount of good photography undoes that. Two to four weeks off the market trigger new buyer alerts, reset how the listing reads, and give you room to make updates before you relaunch. It isn’t giving up on the sale. Often, it’s what gets buyers looking at the home with fresh eyes.
